*** Cancellation & Prepayment Policies -
1. You can cancel free of charge until 1 day before arrival. You will be charged the total price if you cancel in the 1 day period from noon before the day of arrival. If you do not show up you will be charged the total price.
2. Prepayment will be taken for the full duration of your stay.

*** Children & Extra Beds -
1. Children of all ages are allowed when accompanied by a responsible adult.
2. A travel cot is available on request.
3. An extra bed is available upon request in rooms where there is sufficient floor space and this will be subject to an appropriate supplement.

*** Occupancy and supplement pricing -
1. Children 5 and under can stay for Â£10.00 per child per night.

*** Guest Payment Options -
1. We accept the following credit cards: Visa, Euro/Mastercard, Maestro, UnionPay credit card
2. We allow guests to pay online with their preferred payment method.
3. All bookings must be secured with a valid credit/debit card.

*** Internet and parking -
1. High speed WiFi is available in all areas and is free of charge.
2. Free private parking on site subject to availability but all vehicles are parked at ownerâ€™s risk (please note reservation is not possible).

*** Check-in & Check-out Times -
1. Check-in from 4:00 PM to 9:00 PM.
2. Check-out by 10:30 AM on day of departure.

*** House rules -
1. The owner reserves the right to refuse to allow any guest to stay (even at the point of check-in).
2. Smoking or vaping is not allowed anywhere on the premises.
3. Smoking or vaping in a bedroom will result in a Â£100 fine.
4. We do not accept guests' pets.
5. Group bookings of more than 5 people and/or two rooms are not allowed without prior approval (no stag or hen parties, same sex groups or similar groups).
6. Guests must be quiet after 10:30 PM.
7. Non-guests are not allowed in bedrooms. Visitors may wait in the guest lounge.
8. Any damaged and/or missing items will be charged to the card submitted.
9. Keys not returned on day of departure will incur a Â£10 charge to the card submitted.
10. No cooking and no washing and drying of clothes allowed in guest bedrooms.
11. Bad behaviour, drunken behaviour or failure to comply with these rules will result in guests being asked to leave without a refund.
